Notary Fees

NOTARY SIGNING AGENT (NSA) services in real estate loans/transactions:

  • $150-$450 depending on type of assignment, number of signers, number of pages, travel distance, and whether scanbacks are required.​ 
  • EVENING/WEEKEND/HOLIDAY SIGNINGS AVAILABLE


BASIC MOBILE NOTARY PUBLIC services (non-loan related) 

  • $10 per signature/notarial act, per document, PLUS *minimum notary travel fee $25USD + 50 cents per mile RT*


In Washington state, notary travel fees are not required by law, however, I do charge a travel fee in my business and I want you to be aware of this. My minimum notary travel fee is $25USD plus 50 cents per mile round trip door to door. *WAC 308.30.220: "A notary may charge a travel fee when traveling to perform a notarial act if: '(a) The notary and individual requesting the notarial act agree upon the travel fee in advance of the travel; and '(b) The notary explains to the individual requesting the notarial act that the travel fee is in addition to the notarial fee in subsection (1) of {WAC 308.30.220] and is not required by law' (WAC 308.30.0220[5]).

About Me

HELLO! My name is Carmen Lane and I am an independent mobile Notary Public licensed and bonded in Washington state. I have been a Notary since 2015 and became a Notary Signing Agent (NSA) in 2019. I was trained/certified by the National Notary Association as a signing agent with TILA-RESPA Integrated Disclosure rule (TRID) closing. ​I am Fidelity-approved.


The function of a notary public in Washington is to verify the identity of the person(s) signing a document, help deter fraud and ensure that each person understands what they are signing, and that they are signing of their own free will. A notary public must be impartial to the transaction. It is not my place to interpret or explain the specific details or terms/conditions of your documents. I may only speak about any document in the most general of terms -- what it is and its general purpose. I do not give advice or render personal opinions as to whether a document is valid, legal and binding, or whether it is "fair/equitable" for all parties. Those are all matters you must sort out on your own or discuss with a licensed attorney or other qualified professional before we meet for any notarization.


Notaries cannot and do not notarize BLANK DOCUMENTS. Your documents must be filled out by you. Any witness statement must be filled out by your witnesses, not by the notary. In Washington state, notarial certificates are required in order for me to perform a notarization. If your document does not already have a notarial certificate, then you must ask your attorney to provide one (or whoever gave you the document), OR you may choose a notarial certificate to add to your document yourself (see "printable notarial certificates" below). I cannot choose a notarial certificate for you because that could constitute providing legal advice and unauthorized practice of law.


But wait, what is a Notary Signing Agent?

A Notary Signing Agent is a commissioned notary public who has also received training to present loan documents. The signing agent presents the loan documents to the signers but cannot discuss details of the loan. The signing agent's duty is limited to reading the title of the loan document, briefly describing the loan document, and locating the signature lines and any places for initials. Afterwards, the signing agent returns the executed documents as instructed by the hiring company.

As a mobile notary public/signing agent, I am an independent contractor providing notary services. I am not directly employed by any attorney, title company, or financial institution. 


SERVICES I DO NOT PROVIDE:  I do not provide jail notary services,  I-9 immigration forms, Apostilles, Certificates of Authentication, or FBI clearance letters, eNotarization, Remote Online Notarization (RON). 


RON not available: Although I have an endorsement, I personally will not provide Remote Online Notarization (RON) until State of Washington and the Department of Licensing provide notaries with clear instructions *AND* grant an increase to notarization fees and/or grant notaries the ability to pass costs directly to customers. I refuse to go into debt performing remote notarizations which currently requires Washington notaries to record, store, and safekeep all audio/video files for TEN YEARS. Until these necessary changes are made, I do wet signings only. WET SIGNING = pen to paper, signed in ink, all signers appear in live in person. Physical presence and valid government issued IDs are absolutely required.

COVID-19 PRECAUTIONS:  I WEAR PPE (GLOVES/MASK) TO SIGNINGS. SIGNERS ARE ALSO EXPECTED TO OBSERVE SOCIAL DISTANCING PROTOCOLS AND WEAR PPE. I REQUIRE A CLEAN WORK SPACE WITH GOOD LIGHTING AND A SMOOTH FLAT SURFACE TO NOTARIZE DOCUMENTS.

I want you to feel safe. I am onboard for doing whatever is going to make you and your family feel the most safe. If you have children, make sure they go play in the other room until we are finished. We can do the signing indoors, in the garage, or even outside under a covered area, like a covered porch, as long as we are protected from wind and rain. ~Carmen


    ** INDOOR SIGNINGS: If you wish to do the signing indoors, please provide a well-lit area with a clean table and chairs. A window must be opened to keep fresh air circulating. Your kitchen table or dining room table are perfect for this. We will sit across from each other and allow some extra space. We need a clean, smooth, flat surface and adequate lighting to sign and notarize documents. PPE is required.


    ** GARAGE SIGNINGS: If you prefer to do the signing in your garage, it's no problem. Park your cars outside and leave the garage door open and have a large clean table and chairs ready when I arrive. We will sit across from each other and allow some extra space. We need a clean, smooth, flat surface and adequate lighting to sign and notarize documents. PPE is still required.


    ** OUTDOOR SIGNINGS: Here in the Pacific Northwest, the primary concern is wind and rain. But if you have a COVERED outdoor area that is also protected from the wind and rain, then I am on board for doing the signing outdoors. We will sit across from each other and allow some extra space. We need a clean, smooth, flat surface and adequate lighting to sign and notarize documents. PPE is still required.
