Notary Signing Agent Services & Notary Signing Agent Training in Washington State
NOTARY SIGNING AGENT services & document handling in real estate loan signings.
NNA trained/certified, Fidelity-approved, licensed, bonded, background screened, & $100K E&O. I can travel throughout Western Washington to present loan documents to your borrowers in Thurston, Grays Harbor, Pacific, Mason, Pierce, Pacific, Lewis, Jefferson, Clallam, Clark, Cowlitz, Skamania, Wahkiakum, and beyond. I am willing to drive 100+ miles to complete a critical loan signing for you.
Types of loan signing assignments I will accept: Loan apps, loan mods, HELOC, purchase, buyers, sellers, VA/HUD/FHA, refinance.
Loan signing assignments are individually quoted. I provide a flat-rate quote based on type of signing, number of signers, # of pages, whether loan package is ready to print, and whether scanbacks are requested. A pre-paid UPS or FedEx shipping label must be provided and an after-hours contact number must be provided in case your borrower has questions at the signing table. I print two copies of every loan package: 1 copy for the borrower to keep, 1 copy to execute and return. Executed loan packages are dropped at a manned UPS/FedEx facility (same day if possible).
BASIC MOBILE NOTARY PUBLIC services (non-loan related, no document handling)
In Washington state, notary travel fees are not required by law, however, I do charge a travel fee in my mobile notary business and want you to be aware of this. My minimum basic notary travel fee is $35 plus 50 cents per mile round trip door to door. *WAC 308.30.220: "A notary may charge a travel fee when traveling to perform a notarial act if: '(a) The notary and individual requesting the notarial act agree upon the travel fee in advance of the travel; and '(b) The notary explains to the individual requesting the notarial act that the travel fee is in addition to the notarial fee in subsection (1) of {WAC 308.30.220] and is not required by law' (WAC 308.30.0220[5]).
SERVICES I DO NOT PROVIDE: I do not provide jail notary services, I-9 employment eligibility verification, Apostilles or Certificates of Authentication, FBI clearance letters, eNotarization, or Remote Online Notarization (RON).
Rather not to pay my mobile notary travel fee? Bring your documents to The UPS Store , or a local attorney, or find a notary near you.
COUNTIES SERVED: Thurston, Pierce, Grays Harbor, Pacific, Mason, Lewis, Jefferson, Clallam, Clark, Cowlitz, Skamania, Wahkiakum, and beyond.
I do loan signings as close as Olympia and as far away as Ocean Shores, Seabrook, Ocean Park, Vancouver, Port Angeles, Port Townsend, and Forks. I can travel 100+ miles one way to do a critical loan signing for you when weather and road conditions allow.
HELLO! My name is Carmen Lane and I am an independent mobile Notary Public licensed and bonded in Washington state. I have been a Notary since 2015 and became a Notary Signing Agent (NSA) in 2019. I am Fidelity-approved. NNA trained and certified. As a notary signing agent, I maintain my qualifications and undergo annual background checks.
The function of a Notary Public in Washington is to verify the identity of the person(s) signing a document, help deter fraud, and ensure that each person understands what they are signing, and that they are signing of their own free will. A notary public must be impartial to the transaction. It is not my place to interpret or explain the specific details or terms/conditions of your documents. I may only speak about any document in the most general of terms -- what it is and its general purpose. I do not give advice or render personal opinions as to whether a document is valid, legal and binding, or whether it is "fair/equitable" for all parties. Those are all matters you must sort out on your own or discuss with a licensed attorney or other qualified professional before we meet for any notarization.
Notaries cannot and do not notarize BLANK DOCUMENTS. Your documents must be filled out by you. Any witness statement must be filled out by your witnesses, not by the notary.
WASHINGTON STATE REQUIRES NOTARIAL CERTIFICATES for me to perform your notarization. Take a look at your document. If your document does not already contain specific notarial language, YOU MUST TELL ME which type of notarization you want me to perform. If you do not know what type of notarization you need, then you must either ask your attorney or whoever gave you the document to be notarized. OR you can take a look at these printable notarial certificate examples and choose the one that fits your needs (CLICK HERE) . Understand that I cannot choose a notarial certificate for you because that could constitute providing legal advice and unauthorized practice of law.
COMMON NOTARIAL ACTS
WHAT IS A NOTARY SIGNING AGENT? Simply put, a Notary Signing Agent is a commissioned notary public who has also received training to present loan documents. The signing agent is an independent contractor hired to receive and print a loan package and then travel to the borrower's location to present the loan documents on behalf of their lender and title company. The notary signing agent's role is limited but essential. The notary signing agent is a neutral third-party who verifies that the borrowers are indeed who they say they are, that they are signing as a free and voluntary act (no one is coercing them), and that their signatures are authentic on the paperwork contained in the loan package. The notary signing agent cannot discuss details of the loan with the borrowers. The notary signing agent's role is limited to reading the title of the loan document, stating its general purpose, and locating the borrower's signature lines and any places for dates or initials. Specific questions about the loan must be directed to the lender or title company. Afterwards, the notary signing agent must return the executed loan package as contracted by the hiring company.
I am not a licensed attorney or real estate or financial professional. This means I am not authorized to provide any advice whatsoever on legal or real estate or financial matters or loan documents. PLEASE, DO NOT ASK. As a mobile notary public/signing agent, I am an independent contractor providing notary services. I am not directly employed by any attorney, title company, or financial institution.
SERVICES I DO NOT PROVIDE: I do not provide jail notary services, I-9 immigration forms, Apostilles, Certificates of Authentication, employment verification, FBI clearance letters, eNotarization, or Remote Online Notarization (RON).

COVID-19 PRECAUTIONS:
* * * * * * * * * * * * * * * * * * * * *
I AM FULLY VACCINATED, twice boosted, and plan to vaccinate as needed. I have PPE. Signers are also expected to observe social distancing protocols and wear PPE. Let's try to keep a space between us, avoid shaking hands, and use hand sanitizer as needed.
I want you to feel comfortable and safe. I am onboard for doing whatever is going to make you and your family feel the most safe. If you have children, please make sure they go play in the other room until we are finished. We can do the signing indoors, in your garage, or even outside under a covered porch, as long as your paperwork is protected from wind and rain.
We need a well-lit, well-ventilated workspace with a table large enough to hold the paperwork in order to sign and notarize/stamp your documents. ~Carmen
