I am not responsible for the content or typos or spelling errors or mistakes in any document that you submit to me for notarizations.
As an independent contractor, I am not directly employed by any title company, financial institution, or attorney.
Please double-check your document for accuracy before submitting to me. If a document requires witnesses, the signers must provide them.

As an independent contractor, I accept assignments from lenders, title/escrow companies, and from some loan signing services. I can print your loan documents and travel throughout Western Washington to present to your borrowers/signers at their chosen locations throughout Western Washington.
Payment is due at time of service. Invoices can be sent upon request and are due in full upon receipt.
I live in Olympia (Thurston county) and I conduct in-person loan signings locally in Olympia and as far away as Ocean Shores, Seabrook, Ocean Park, Vancouver, Port Angeles, Port Townsend, and Forks. I can travel 100+ miles one way to do a critical loan signing for you when weather and road conditions permit me.
COUNTIES SERVED: Thurston, Pierce, Grays Harbor, Pacific, Mason, Lewis, Jefferson, Clallam, Clark, Cowlitz, Skamania, Wahkiakum, and beyond. Local in-person loan signings range from $150 to $250. Remote location signings are $300-$550+ depending on travel distance.

The function of a Notary Public in Washington is to verify the identity of the signer, confirm the signer understands what they are signing and that they are signing of their own free will, and to help deter fraud.
A notary public must be impartial to the transaction. It is not my place to interpret or explain the specific details or terms/conditions of your documents. I may only speak about any document in the most general of terms -- what it is and its general purpose. I do not give advice or render personal opinions as to whether a document is valid, legal and binding, or whether it is "fair/equitable" for all parties. Those are all matters you must sort out on your own or discuss with a licensed attorney or other qualified professional before we meet for any notarization.
FUNCTION OF SIGNING AGENT
In Washington, a NOTARY SIGNING AGENT is a commissioned notary public who has also received training to present loan documents. The signing agent is an independent contractor hired to receive and print a loan package and then travel to the borrower's location to present the loan documents on behalf of their lender and title company.
The notary signing agent's role is limited but essential. The notary signing agent is a neutral third-party who verifies that the borrowers are indeed who they say they are, that they are signing as a free and voluntary act (no one is coercing them), and that their signatures are authentic on the paperwork contained in the loan package. The notary signing agent cannot discuss details of the loan with the borrowers. The notary signing agent's role is limited to reading the title of the loan document, stating its general purpose, and locating the borrower's signature lines and any places for dates or initials.
Specific questions about the loan must be directed to the lender or title company.
After the documents are executed (signed), the notary signing agent must return the loan package as contracted by the hiring company.

CARMEN LANE LLC CANCELLATION POLICY: For in-person loan and document signings, after docs are printed but before travel begins, $25-50 PRINT FEE may apply if I have already printed the package. After travel has begun, PRINT and TRAVEL FEES apply. Cancellation during signing, FULL FEE applies. All rates are quoted on a case by case basis depending on type of signing, number of pages, number of signers, number of notarizations, travel distance, and special conditions (non-standard hours, holidays, ferry travel) and document handling such as printing, conversion to PDF, tagging documents, mailing/tracking, courier/hand deliveries, and scanbacks. For general notary public work, if signing is cancelled by signer after notary arrives for scheduled meeting, the notary travel fee still applies. If the document was printed by notary, print fee fee and travel fee shall apply.
*REGARDING MOBILE NOTARY TRAVEL FEES: In Washington state, notary travel fees may be charged in addition to notarization fees. And although they are not required by law, I do charge a travel fee in my mobile notary business and I want you to be aware of this. My minimum basic notary travel fee is currently $50 USD plus $1 per mile round trip from my door to your door. Basic notarization fees in Washington are $15 per notarization for in-person notarizations. WAC 308.30.220: "A notary may charge a travel fee when traveling to perform a notarial act if: '(a) The notary and individual requesting the notarial act agree upon the travel fee in advance of the travel; and '(b) The notary explains to the individual requesting the notarial act that the travel fee is in addition to the notarial fee in subsection (1) of {WAC 308.30.220] and is not required by law' (WAC 308.30.0220[5])." If you do not agree to the rate you have been quoted for my services, you are not obligated to book with me. You may take your documents directly to your local UPS Store, attorney, or to another notary public.
